Accounting Manager – Real Estate Development

About the role

The Accounting Manager will own the full accounting cycle for a real‑estate developer that sells units on multi‑year installment plans. The role ensures accurate project cost accounting, revenue recognition, collections control, tax compliance and timely reporting to management.

Key responsibilities

• Lead monthly, quarterly and annual close, preparing financial statements in line with Egyptian Accounting Standards and IFRS.
• Manage external audit process from start to finish.
• Maintain project work‑in‑progress accounts, capitalize development costs correctly and monitor actual versus budgeted costs per unit and phase.
• Prepare cost‑to‑complete analyses and flag budget overruns with root‑cause explanations.
• Review contractor invoices, retentions, advance payments and subcontractor settlements.
• Apply appropriate revenue recognition for off‑plan sales on installment terms, handling deferred revenue and financing components.
• Maintain a comprehensive customer contract ledger and produce monthly collections and arrears reports.
• Act as independent control point over collections, enforcing receipt, deposit and reconciliation procedures.
• Prepare rolling cash‑flow forecasts covering construction payments, collections, tax obligations and financing.
• Manage bank relationships, facility drawdowns and reconciliations.
• Oversee all tax filings and ensure compliance with Egyptian Tax Authority e‑invoicing and e‑receipt systems.
• Design and enforce approval matrices, segregation of duties and documented finance procedures.

Required profile

• Proven experience managing full accounting cycle in a real‑estate development environment.
• Strong knowledge of Egyptian Accounting Standards and IFRS.
• Hands‑on experience with project cost accounting, revenue recognition on installment sales and cash‑flow forecasting.
• Experience handling tax compliance, filings and interactions with Egyptian tax authorities.
• Ability to lead external audit processes and implement robust finance controls.
