Director of Development – Real Estate

About the role

The Director of Development leads the full real‑estate development lifecycle, from land acquisition support and concept planning through design development to project launch. Reporting to senior management, the role shapes development strategy, ensures alignment with market positioning and financial targets, and drives cross‑functional coordination across the portfolio.

Key responsibilities

• Contribute to development strategy and project concepts to align with company objectives and target market.
• Define the Unique Selling Proposition (USP) for each project, ensuring a competitive edge.
• Collaborate with Investment and Business Development teams to evaluate land acquisition opportunities.
• Review and validate financial feasibility inputs, development budgets and cost parameters with Finance.
• Oversee master planning, concept development and design coordination to meet brand standards.
• Lead coordination with consultants, designers, infrastructure planners and regulatory authorities to secure approvals.
• Ensure compliance with local regulations, zoning laws and authority requirements.
• Strategize project pricing models in partnership with Sales and Finance.
• Manage inventory release strategies and phased rollout of units.
• Map the project journey from inception to handover, ensuring seamless stakeholder experience.
• Drive value‑engineering initiatives to optimise cost efficiency without compromising quality.
• Monitor project timelines, risk mitigation and milestone tracking.
• Maintain strong relationships with Finance, Marketing and Sales for cross‑functional alignment.
• Provide mentorship to Development Engineers and technical teams.
• Prepare and present regular status reports for senior management.

Required profile

• Bachelor’s degree in Architecture, Civil Engineering, Urban Planning or related field.
• Master’s degree in Development, Construction Management or Business Administration preferred.
• Minimum 5 years of experience in a leadership role within real‑estate development.
• Proven track record of delivering projects on schedule and within budget.
