Associate Director – Property Management (ResiCom)

About the role

The Associate Director of Property Management will lead Community Services for RESICOM+ properties, overseeing tenant and property management, financial performance, and regulatory compliance. The role aims to achieve financial targets, maintain high occupancy, and improve resident satisfaction across residential and business district assets.

Key responsibilities

• Govern and enhance Community Services, including property and tenant management, administration, and communication with tenants and authorities.
• Oversee the P&L for the city portfolio, handling budgeting, forecasting, and maintaining target EBITDA margins.
• Develop and implement a commercial strategy for revenue generation through innovative rate‑card services.
• Maintain office tenant and owner occupancy rates of at least 85% in business districts and podium buildings.
• Establish policies, procedures, guidelines, and documentation for the Community Services department.
• Ensure compliance with legal and statutory requirements.
• Manage the financial model for service charges, implement cost‑saving measures to reduce operating expenses by 5‑8%.
• Increase resident satisfaction by 15% through improved community programs and services.
• Coordinate tenant fit‑out processes, ensure quality assurance, and meet contractual operating dates.
• Implement preventive maintenance programs to lower reactive maintenance costs and boost tenant satisfaction.
