Development Director – Residential (Midar)

About the role

The Development Director – Residential (Midar) will lead the end‑to‑end delivery of master‑planned community projects within MAF Properties’ portfolio. This senior position oversees every phase from concept and feasibility through design, construction and handover, ensuring high standards of quality, financial control and stakeholder alignment.

Key responsibilities

• Lead the full lifecycle of assigned community development projects, from pre‑concept to handover.
• Oversee infrastructure coordination, utilities planning and phasing strategies for multi‑phase delivery.
• Support evaluation of new development opportunities, working with Strategy, Finance and COE teams to validate market demand, cost assumptions and ROI.
• Contribute to early‑stage feasibility and master‑plan assessments and advise the Development Owner on portfolio prioritisation.
• Manage consultants and contractors to deliver design documentation, tender packages and technical submittals that meet quality and sustainability standards.
• Review design progress and coordinate with Design Studio and Design Management teams to integrate master plans, infrastructure and architectural elements.
• Collaborate with Legal, Finance, Sales, Operations and Marketing to ensure alignment with regulatory and commercial requirements.
• Prepare and maintain project budgets, forecasts and cost plans in partnership with Finance and Commercial teams.

Required profile

• Bachelor’s or Master’s degree in Civil Engineering, Urban Planning, Architecture or Real Estate Development.
• 10–15 years of experience in real estate development or master‑planned community projects, including at least 5 years in a leadership or delivery‑management role.
• Strong understanding of regulatory frameworks, infrastructure coordination and residential project phasing.
• Execution‑focused strategist with solid commercial and technical acumen, capable of risk mitigation and driving business objectives.
• Collaborative leader who builds stakeholder partnerships, aligns teams around priorities and ensures high‑quality outcomes.
