Facilities Manager

About the role

The Facilities Manager will lead day‑to‑day operational delivery across multiple managed assets, driving the transition from an external vendor to an in‑house facilities operation. This senior, hands‑on role reports to the Head of Facilities and oversees supervisors, coordinators and the cleaning, technical and security teams.

Key responsibilities

• Own full‑cycle facilities management for current and future assets, including PPM programs, life‑safety compliance, budgeting and vendor performance.
• Lead the vendor‑to‑in‑house transition ensuring zero disruption to daily building operations.
• Directly manage Facility Supervisors and Coordinators, set KPIs/SLAs and review performance.
• Conduct technical audits of MEP and life‑safety systems (fire alarm, sprinkler, HVAC/VRV, electrical, plumbing, generators, transformers) and approve contractor submittals.
• Chair recurring technical inspections of plant rooms and critical infrastructure across sites.
• Manage tenant relationships for service delivery, fit‑out coordination and escalations.
• Oversee vendor and contractor performance, negotiate renewals and handle escalations beyond supervisor authority.
• Prepare and present monthly FM reports to senior management and continuously refine SOPs, PPM calendars and KPI frameworks.

Required profile

• Bachelor’s degree in Mechanical, Electrical or Civil Engineering.
• Minimum 8 years of facilities management experience managing multiple facilities or sites.
• Strong technical command of MEP and life‑safety systems.
• Experience with mixed‑use retail/commercial, shopping malls or large corporate campuses.
• Fluent in Arabic and English, both spoken and written.
• Hands‑on, on‑site working style, comfortable in plant rooms and roof‑level plant areas.
• Proven stakeholder management with corporate/multinational tenants.

Required skills

• MEP systems (HVAC/VRV, electrical, plumbing, generators, transformers)
• Life‑safety systems (fire alarm, sprinkler, firefighting)
• Technical audit and review of as‑built drawings, O&M manuals, testing & commissioning documentation
• CMMS/PPM software platforms
• Project Management (PMP or similar certification)
• Facilities management credentials (e.g., IFMA CFM)
