Market Research Analyst

About the role

The Market Research Analyst will support STM’s real‑estate projects by building comprehensive market databases, developing pricing strategies, and delivering insightful market studies to senior management.

Key responsibilities

• Build and maintain market databases covering projects, developers, prices, launches, and performance indicators.
• Develop data‑driven pricing strategies, including initial price points, escalation scenarios, and differentiated pricing.
• Conduct competitor benchmarking on pricing, payment plans, product positioning, and sales performance.
• Provide research inputs for finance and investment teams to support business cases and feasibility models.
• Lead macro and micro market studies covering supply, demand, pricing, absorption, competition, and buyer profiling.
• Support project feasibility studies with highest‑and‑best‑use analysis, product mix recommendations, density inputs, and demand justification.
• Analyze economic indicators, regulations, interest rates, and market trends affecting real‑estate development decisions.
• Perform advanced data analysis and modeling using Excel to support absorption forecasts, price benchmarks, and revenue assumptions.
• Prepare professional reports, dashboards, and presentations for senior management and partners.
• Deliver periodic market updates, identifying emerging trends, opportunities, and risks for pipeline and existing projects.
• Collaborate with development, investment, finance, sales, and marketing teams and liaise with external consultants as required.

Required profile

• Bachelor’s degree in Economics, Marketing, Business Administration, or a related field.
• 4–8 years of experience in real‑estate market research, advisory, investment, or development consulting.
• Strong exposure to residential, mixed‑use, commercial, or hospitality real‑estate projects.
• Advanced analytical and quantitative skills with strong proficiency in Excel.
• Understanding of feasibility studies, pricing strategy, and real‑estate investment metrics.
• Excellent report writing, presentation, and stakeholder communication abilities.
• High attention to detail, strong ownership mindset, and ability to manage multiple projects.
