Finance Manager - Mixed Use Asset (East Cairo)

About the role

JLL is seeking an experienced Finance Manager to lead all financial operations for a premium mixed-use asset in Cairo, Egypt. The role calls for a strategic financial leader who delivers transparent, accurate and timely financial reporting, ensures regulatory compliance and supports ambitious occupancy and revenue targets. The position is on-site in Cairo.

Key responsibilities

• Oversee all financial operations for a large-scale mixed-use asset and prepare monthly management accounts, quarterly financial statements and annual audited accounts
• Maintain open-book financial records, lead budget preparation, forecasting and variance analysis
• Direct rent billing, collection and revenue reconciliation, and oversee utility sub-metering, rebilling and deposits
• Prepare revenue forecasts and annual rent benchmarking reports, and optimise non-residential revenue such as retail, amenities and value-added services
• Develop annual operating and capital budgets, monitor expenditure and ensure competitive procurement and contract cost control
• Ensure compliance with Egyptian tax regulations and statutory filings, maintain segregated accounts and coordinate with internal and external auditors
• Lead a finance team including collection specialists and finance officers, and interface with facilities management contractors on invoice verification
• Collaborate with property, leasing and operations teams, and contribute to ESG reporting and bad debt provision monitoring

Required profile

• Minimum 8 years of real estate financial and accounting experience, including at least 5 years managing large-scale residential or mixed-use developments in Egypt or the GCC
• Degree in Finance, Accounting or Business Administration
• Professional accreditation (CPA, ACCA, CMA or equivalent) strongly preferred
• Understanding of ZATCA compliance (VAT, e-invoicing, WHT, Zakat) and IFRS and REGA guidelines
• Fluent English; Arabic highly valued; preferably residing in East Cairo

Required skills

• Property management systems such as Yardi, Yarn or similar
• Advanced Excel (financial modelling, pivot tables) and PowerPoint
• Stakeholder management with owners, auditors and regulators
