Facilities Manager – Residential Communities

About the role

SODIC is seeking an experienced Facilities Manager to lead operations across its residential communities on the East, West and North Coast. The role ensures safe, efficient, and high‑quality living environments while protecting assets and boosting resident satisfaction.

Key responsibilities

• Lead all Facilities Management activities, covering hard services (MEP, civil works, utilities, vertical transportation) and soft services (cleaning, landscaping, waste management, pest control, security coordination).
• Develop and implement preventive and predictive maintenance programmes to optimise asset performance and lifecycle.
• Monitor service delivery against SLAs, ensuring a high standard of community living.
• Manage annual FM budgets, control expenditures, validate invoices and drive financial efficiency.
• Oversee contractors and service providers, enforcing compliance, quality standards and performance KPIs.
• Ensure adherence to HSE regulations, civil defence requirements and all statutory obligations.
• Lead emergency preparedness, incident management and business continuity planning.
• Collaborate with Community Management, Customer Care, Security, Finance, Procurement, Legal and other stakeholders.
• Promote sustainability and energy‑efficiency initiatives using CAFM systems and performance dashboards.
• Coach and develop FM teams to achieve operational excellence.

Required profile

• Bachelor’s degree in Mechanical, Electrical or Civil Engineering.
• 6–8 years of experience in facilities management within large, reputable organisations.
• Previous experience with a reputable real‑estate developer is highly preferred.
• Strong understanding of MEP systems, maintenance planning, contractor management and service delivery.
• Proven budgeting, cost‑control and performance‑management expertise.
• Excellent leadership, communication and stakeholder‑management abilities.
