Senior Analyst - FP&A, Real Estate & Finance

About the role

Al-Futtaim is recruiting a Senior Analyst for its Financial Planning & Analysis function, supporting the Cairo Festival City Mall. The role provides financial analysis, reporting and insights that support management decisions, covering the full planning and analysis cycle: budgeting, forecasting, monthly reporting, variance analysis and performance monitoring across revenues, occupancy, leasing and operating costs. It works closely with Leasing, Marketing, Operations, Development, Treasury and Finance.

Key responsibilities

• Support the monthly financial close, including accruals and accounting entries such as service charges, utilities, marketing and maintenance costs, and balance sheet reconciliations.
• Prepare monthly management reporting packs and performance dashboards for business reviews.
• Analyze the Mall P&L, Balance Sheet and Cash Flow against budget, forecast and prior year, highlighting drivers, risks, opportunities and recommended actions.
• Support the annual budget, quarterly forecasts and 5-year business plan, covering leasing and rental income, service charges, OPEX and CAPEX.
• Build and maintain financial models for budgeting, rolling forecasts and scenario analysis, and prepare cash flow forecasts with Treasury.
• Monitor OPEX and CAPEX performance and support the financial review of purchase requests and tenders.
• Review lease agreements and analyse leasing performance (tenant sales, occupancy ratios, footfall, turnover rent, incentives, collections).
• Evaluate new Mall initiatives, projects, asset repositioning plans and investments, and support audit requests and finance inquiries.
• Contribute to reporting automation, dashboards, KPIs and improvements to planning and reporting systems such as SAP, SAC, Yardi and Power BI.

Required profile

• Bachelor's degree in Finance, Accounting, Economics or Commerce.
• 3+ years in FP&A, financial analysis or accounting, including 1-2 years in real estate; retail real estate / shopping mall experience highly preferred.
• Preferred: CMA or FMVA certification, and knowledge of Egyptian real estate laws and directives.

Required skills

• Management reporting, budgeting, forecasting, variance analysis and financial modelling.
• Knowledge of EAS / IAS / IFRS and accounting standards.
• ERP financial software required; SAP and Yardi preferred; advanced Excel and Power BI preferred.
• Strong stakeholder management, analytical thinking and ability to communicate financial matters to non-finance colleagues.
